San Diego South Bay Quarterly Report Q1 2008


The San Diego South Bay Market has enjoyed stablized rents over the last year. This year in the First Quarter we've seen much of the same in rents and vacancy rates. As foreclosures continue, we'll see a continued compression of vacancy rates which should make this year a solid rental income market.

There are no new construction projects slated to be started this year. There are several projects that were commenced and are at a stand still. This will only mean that vacancy rates will drop (slightly) with an increase in competition from single family homes that will hit the market as rentals.

Condo conversions have virtually disappeared. Some of these projects have come back on line as rentals while others are being sold as bulk sale condos.
